Tenant-in-Common Introduction

As an adjunct to our real estate business, Hoover Lodging Realty, Inc., we have become registered representatives with Welton Street Investments LLC, a FINRA member broker-dealer. We can offer the following advantages to you regarding your investments and potential real estate capital gains:

  • Defer long term capital gains
  • Eliminate management burden of current holdings
  • Realize built in appreciation of your current real estate holdings
  • Reduce risk through ownership of institutional quality real estate assets
  • Manage retirement income

We have heard from many property owners telling us that they wish to sell one or more of their properties, but wouldn’t know how to invest their "built-up" capital gains. This is why, with changing times, we are offering new real estate investment opportunities and the ability to offer our clients total tax deferred 1031 exchange solutions.

One of today's fastest growing and most viable 1031 exchange options, Tenant-in-Common (TICs) Investments, are considered to be securities by the SEC (Securities and Exchange Commission) and the FINRA. Therefore, to be able offer our client's guidance regarding all 1031 exchange alternatives, including TICs, a securities registration is required.

As commercial real estate prices continue to increase, many owners are seeking to realize built-in appreciation of real estate holdings by selling assets and utilizing a 1031 exchange. Facing a wide array of financial concerns, from providing for a college education to preparing for retirement, planning an estate or supporting an aging parent, many property owners see Tenant-in-Common Investments as attractive alternatives for 1031 exchanges.

Returns on investment vary and are generally tax sheltered . Investment products vary from high-rise apartments to office complexes to shopping malls to big-box home improvement stores to royalties in gas and oil. We can arrange an exchange that you are comfortable with - there are many properties from which to select. Although “Tenant-In-Common” investments are specifically designed for 1031 tax deferred exchanges, they are also a good vehicle for cash investment, providing a dividend return and a tax sheltered investment, as well as the opportunity of real estate appreciation.

As with any real estate investment, there are various risks including, but not limited to: loss of principal, variations in occupancy which may negatively impact cash flow, liquidity, and limits on management control of the property.
